Residential Property Drainage Solutions
Upon initiation of this landscape design build project the priority was addressing a major drainage issue along the front and right side of the entire residential dwelling. Existing grade was equal to if not lower than the majority of the front lawn and as such water not only pooled within the subsoil right up to the residence, within certain areas it flowed towards it. Also the existing brick entrance porch was uneven and older, presenting other issues with regards to winter snow and ice and safety of visitors and family. As such we dug out along the entire facade to a depth of about 9″, giving us room to add around 5 inches of crushed stone, which was then tamped and a layer of composted soil spread throughout the entire front bed and then rolled in and graded to allow for proper water flow.
With regards to the porch we leveled the sub base of brick, applied crushed stone and tamped the area and then applied an overlay of paver field stones with a concrete step added across the front for both porch stability and overall sustainability of the foundation area.
At the right corner of the residence water tended to flow directly around the corner, therein being the drainage issue along that side. There we marked out a kidney shaped arc bed that was also given about 9″ of composted soil when then was graded to create a mound that directed water away from the home and into the center of the property where it could flow to the rear.
